How it works

Off the market, start to finish.

Review the homes. Every off-market home here: the prices owners have named, and rentals for sale with the tenant in place. The record and the sales around each one are public; the price opens with a free account.
Write a Letter of Intent. Your price and your terms. Tim drafts a non-binding Letter of Intent and goes over it with you before the owner sees anything.
Inspect it. When the owner accepts your terms, they go into a standard California purchase contract and you inspect: the home itself, the disclosures and the permits, within your inspection period.
Close. Escrow, the loan if there is one, and the final walk-through. Tim sees it through to the day the deed records and the keys are yours.
